Reading all the 5/5 star reviews, makes this feel redundant, so instead take this as your sign to call now.

This husband and wife duo expertly and professionally handled my appointment from the first phone call to the parting handshake.

Sarah was the lead as she was the first person I made contact with. I had a situation that was not an emergency, but still urgent, that would require them to come after hours. Even knowing that it wasn’t an emergency, Sarah still did everything in her power to get a technician out to me as soon as possible. She was extremely communicative, and her lines were open past business hours in order to accommodate me and my needs. Not only was she welcoming, but she was patient, understanding of my situation, and eager to help. So I want to give her a special thank you for facilitating the appointment during her personal time.

Then the closer came in the form of Justin, who picked up right where his wife left off with professionalism and experience, but also the patience to explain everything that he was going do to tackle my situation. He is a wealth of both experience and knowledge, and genuinely just a good person - type that you feel comfortable with being in your home and respecting your space, while treating your house better than he would treat his own.

I had an unusual toilet installation that required the existing water shut off valve to be moved to a different location. I had a tight timeframe due to scheduling conflicts that had him come out on a Saturday to complete the job. The initial plan would’ve had me also do drywall repair, painting, and then have the toilet installed after that had all been completed. Justin, masterfully, found a way to move my waterline and have it installed without the need for any of that extra work to be done. I didn’t call him for the toilet installation, but he did his job so efficiently that he had the time to install my toilet afterwards, which saved me a good four days worth of other plumbers and handyman coming out. And to top it all off, he waived the toilet installation fee!!! Which would have been very expensive because this was all overtime work!

Justin is an amazing plumber and an even more amazing human being. His passion for his career shines through in his work, and is only overshadowed by his love for his family. He’s driven by doing the job the right way and giving the customer what they need while also doing right by them. To find a tradesmen this dedicated to his craft after everything he’s been through in his journey, is a rarity I don’t think you should take lightly. Therefore I wholeheartedly recommend Sarah and Justin for all of your plumbing needs. Thank you both so much.

I just had a great experience working with The Plumbing Doctor. Justin came in to fix an issue we were having with an old urinal in the bathroom at my church. He gave me all the details I needed about our pipes and the valve we needed, etc., enabling me to make what I feel was the right choice - to remove it! He got it out of there and capped everything off nicely and cleaned up. He didn't recommend the most expensive solution. He gave me the facts and I was able to decide for myself. Also, Sarah in the office is a perfect communicator and worked with me before and after the weekend to get the timing perfect. Over all the experience was top notch. Thank you!

Warning Signs

Signs Your Sump Pump May Need Repair or Replacement

Some sump pump problems can be repaired without replacing the entire system. Others indicate that the existing pump may no longer be dependable.

  • The pump does not turn on when water levels rise
  • The pump runs continuously
  • Water remains in the sump pit
  • The system cycles on and off frequently
  • The pump makes unusual noises
  • Water returns to the basin after being discharged
  • The pump has required repeated repairs
  • The system no longer removes water effectively
  • The pump becomes unreliable during heavy water accumulation

An inspection can help determine whether a specific component can be repaired or whether replacing the pump is the more reliable long-term solution.

Don't Wait for a Complete Pump Failure

If your sump pump is behaving differently, struggling to remove water, or failing to activate, an inspection can help identify the problem before the system is urgently needed.

Common Sump Pump Problems

Sump Pump Problems We Fix

Sump pump problems often begin with smaller warning signs before the system fails completely.

Sump Pump Won't Turn On

Power supply, float switch, motor, or another component may be preventing the pump from starting.

Pump Runs Continuously

Continuous operation may involve the float switch, water level, pump capacity, or discharge system.

Frequent Cycling

Repeated on-and-off cycling may result from a float issue, returning water, or another drainage problem.

Strange or Loud Noises

Grinding, rattling, humming, or other unusual sounds may point to mechanical wear, debris, or a developing pump problem.

Stuck Float Switch

A float that cannot move freely may stop the pump from starting or cause it to operate longer than necessary.

Clogged Discharge Line

A blockage can prevent water from leaving the system and place additional strain on the pump.

Water Not Draining Properly

Water remaining in the basin despite the pump running can indicate a problem elsewhere in the drainage process.

Sump Pit Filling Too Quickly

Rapid water accumulation may indicate heavy water intrusion or a system struggling to keep up with demand.

Repair or Replace?

Sump Pump Repair vs. Replacement

Not every sump pump problem requires a completely new system. The correct option depends on the condition of the pump and the source of the problem.

Repair May Make Sense When

  • The problem involves a specific replaceable component
  • The float switch is malfunctioning
  • The discharge line is blocked or damaged
  • The check valve is not working correctly
  • The pump is otherwise in good condition
  • The system has not experienced repeated failures

Replacement May Be the Better Option When

  • The pump has become unreliable
  • The motor or major components have failed
  • Repairs are becoming frequent
  • The existing pump is no longer operating effectively
  • The system struggles with the property’s drainage needs
  • The existing setup is no longer appropriate for the application

The Plumbing Doctor starts with an inspection so you can understand the condition of the system before deciding how to proceed.

System Applications

Sump Pump Systems for Basements and Crawl Spaces

Sump pumps are commonly used in lower areas of a home where water may collect, including basements and crawl spaces.

The right setup depends on the property, the location of the sump basin, the amount of water entering the area, the discharge configuration, and the existing drainage system.

Rather than treating every property the same, we evaluate how the current sump pump system is operating and whether it is properly managing water for the space it serves.

No One-Size-Fits-All Recommendation

A basement, crawl space, sump basin, and discharge configuration can differ significantly from one property to another. We evaluate the existing setup before recommending repair, replacement, or installation.

Demonstrated Experience

What We Check During a Sump Pump Service

A proper sump pump inspection involves more than confirming that the motor turns on. We review the components that affect how the complete system performs.

Pump Operation

We test whether the sump pump starts, runs, and shuts off as expected.

Float Switch

We check whether the float moves freely and activates the pump correctly as water levels change.

Sump Basin

The basin is inspected for debris, obstructions, excessive buildup, or conditions that may interfere with normal operation.

Check Valve

We look for problems that could allow discharged water to flow back toward the sump pit.

Discharge Line

Discharge piping is checked for visible leaks, restrictions, blockages, or other problems affecting water removal.

Power Connection

We review the pump’s power connection and whether the unit is receiving power properly.

Overall Drainage Performance

We evaluate whether the system is actually moving water away from the sump area as intended.

System Testing

Testing helps identify the source of the problem rather than replacing components without understanding why the system is failing.

Preventive Service

Sump Pump Maintenance & System Testing

Sump pumps can sit unused for long periods and then suddenly be expected to operate when water levels rise. Testing the system periodically can help uncover problems before that happens.

If we identify a problem, we can explain whether it can be corrected through maintenance or repair or whether another solution should be considered.

A Maintenance Visit May Include:

  • Testing pump activation
  • Checking float movement
  • Inspecting the sump basin
  • Reviewing the check valve
  • Checking the discharge line
  • Looking for visible leaks or obstructions
  • Confirming that the system turns off correctly after pumping

Sump Pump Needs in Beaverton Homes

Beaverton’s wet Pacific Northwest climate can make dependable drainage especially important for properties with basements, crawl spaces, or low areas where water may collect.

Homes throughout Central Beaverton, Vose, Sexton Mountain, South Beaverton, West Beaverton, and other parts of Washington County vary considerably in age, construction, and drainage setup. An older property may have a very different sump pump configuration from a newer home, which is why the system should be evaluated based on the individual property rather than treated as a one-size-fits-all installation.

The Plumbing Doctor serves homeowners throughout Beaverton and the surrounding Portland Metro area with plumbing services focused on identifying the actual cause of the problem and recommending an appropriate repair or installation solution.

Answers to Common Questions

Sump Pump FAQs

How do I know if my sump pump needs repair?

Common signs include a pump that will not turn on, runs continuously, cycles frequently, makes unusual noises, or fails to remove water effectively. A professional inspection can identify whether the problem is with the pump itself or another component.

Should I repair or replace my sump pump?

It depends on the condition of the pump and the cause of the problem. A damaged float switch, check valve, or discharge line may be repairable, while a repeatedly failing or unreliable pump may be a better candidate for replacement.

What causes a sump pump to stop working?

Possible causes include power problems, a stuck float switch, pump failure, blocked discharge piping, check valve issues, debris in the sump basin, or other mechanical problems.

Why is my sump pump running continuously?

Continuous operation may be caused by a stuck float switch, water returning to the basin, a discharge problem, high water levels, or a pump that is struggling to keep up with incoming water.

Can a plumber install a new sump pump?

Yes. Sump pump installation involves both the pump and its connection to the surrounding plumbing and drainage system. A plumber can evaluate the existing setup and determine what is needed for proper installation.

How often should a sump pump be inspected?

Periodic inspection and testing are useful because sump pumps may remain inactive for long periods before they are suddenly needed. The appropriate schedule depends on the system, property conditions, and how frequently the pump operates.

Do all homes in Beaverton need a sump pump?

No. Whether a home needs a sump pump depends on the property’s construction, drainage conditions, basement or crawl-space configuration, and whether water tends to accumulate in lower areas.

What should I do if my sump pump stops working during heavy rain?

If water is accumulating quickly and the pump is not working, avoid entering areas where standing water may be near electrical equipment. Contact a plumbing professional to inspect the system and determine the cause of the failure.
